Hard Money Loans of Ventura County ("we," "us," or "our"), operated by Lead Skills, LLC, is a lead-generation service that connects borrowers with participating hard money lenders who may be able to provide financing. Hard Money Loans of Ventura County is not a lender, does not make loans, does not take loan applications, and does not make credit decisions. All credit decisions are made by the participating lender.
Because our service involves the collection of nonpublic personal information in connection with financial products, we are subject to the Gramm-Leach-Bliley Act ("GLBA") and related regulations. This Privacy Policy describes the categories of information we collect, how we use and share that information, the choices you have, and the steps we take to safeguard it.
2. Information We Collect
We may collect the following categories of information:
- Identifiers. Name, postal address, email address, telephone number, and similar contact information you provide through our contact form or by phone.
- Property and investment information. Property address, property type, estimated value, intended use, purchase price, rehab budget, exit strategy, investor experience, and similar deal details.
- Financial information. Information you voluntarily share about loan amount requested, timeline, down payment, credit history self-description, and other nonpublic personal information relevant to a financing inquiry.
- Usage data. IP address, browser type, device identifiers, pages viewed, referring URL, timestamps, and similar technical information collected automatically when you use our website.
- Communication records. Records of your inquiries, our responses, consent timestamps, and communications you exchange with us or participating lenders through our service, including SMS, email, and phone.
3. How We Use Your Information
We use your information to:
- Operate and improve our website and lead-matching service.
- Evaluate your inquiry and route it to one or more participating lenders.
- Contact you by phone, SMS, or email regarding your inquiry, and to facilitate communications between you and participating lenders.
- Prevent fraud, abuse, and unauthorized activity.
- Comply with legal obligations and respond to lawful requests.
4. How We Share Your Information (GLBA Disclosure)
We share your information in the following ways. We do not sell your nonpublic personal information.
- Participating lenders. When you submit a financing inquiry, we share your information with one or more participating hard money lenders who may contact you regarding your inquiry. Participating lenders independently determine whether to contact you, whether to make an offer, and all loan terms.
- Service providers. We share information with vendors who provide hosting, email delivery, SMS, analytics, customer relationship management, fraud prevention, and similar services on our behalf. These providers are bound by confidentiality and data-protection obligations.
- Legal and safety. We may disclose information to comply with applicable law, respond to subpoenas or lawful government requests, enforce our Terms of Service, or protect the rights, property, or safety of our users, ourselves, or others.
- Business transfers. If we are involved in a merger, acquisition, reorganization, sale of assets, or bankruptcy, your information may be transferred as part of that transaction, subject to the successor's obligations under applicable law.

5. Your Right to Limit Sharing
By submitting a financing inquiry through our website or by phone, you authorize us to share the information you provide with one or more participating lenders so they can respond to your inquiry. This authorization is the purpose of the service.
If you do not want your information shared with participating lenders, do not submit an inquiry. If you have already submitted an inquiry and wish to opt out of further sharing, request deletion of your inquiry, or stop receiving communications, contact us using the information in Section 10. You may also opt out of SMS messages by replying STOP, opt out of phone contact by asking to be placed on our internal do-not-call list, and opt out of marketing email by using the unsubscribe link in any marketing message. Please note that opting out of sharing after submission may not recall information already transmitted to a participating lender.
6. Data Security
Consistent with the GLBA Safeguards Rule, we maintain administrative, technical, and physical safeguards designed to protect the security, confidentiality, and integrity of nonpublic personal information. These safeguards include access controls, encryption in transit where appropriate, vendor due diligence, employee training, and periodic review of our security posture. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.
7. Your Choices
- Access and correction. You may request access to or correction of personal information we maintain about you.
- Deletion. You may request deletion of your information, subject to legal retention requirements and legitimate business needs.
- SMS opt-out. Reply STOP to any text message from us to stop SMS communications.
- Phone opt-out. Ask any representative to place you on our internal do-not-call list.
- Email opt-out. Click the unsubscribe link in any marketing email, or contact us to opt out of non-transactional email.
8. Children's Privacy
Our service is intended for adults 18 years of age or older. We do not knowingly collect personal information from children under 13. If we learn that we have inadvertently collected information from a child under 13, we will delete it.

We may update this Privacy Policy from time to time. When we do, we will post the updated policy on this page and revise the "Last Updated" date above. Material changes will be communicated through reasonable means.
